MARKETING PLAN

 

OVERVIEW

Ideally, I would like to follow the following plan :

 

1)  Meet with you in person at your home:

 

To discuss your goals, your past experiences, your timelines, and more regarding the sale of your home.  Fully understanding your situation and your personal goal is critical to the development of a plan that serves you optimally and efficiently.  The process is all about you, and how I can best serve you.

 

2) Tour your home:

 

  • Give you critical feedback, make suggestions, and help you optimize the presentation of your home.  My design and fine home construction background, and extensive industry contacts matter.

 

  • Advise you on staging and preparation of the home for photography and showings.

 

3) Attend Photo and Video Shoot

I am directly involved in the photography and videography to ensure that the essence of the home is conveyed with the highest quality and thoughtfully composed shots.  The LIV photographers are the best in the industry, and in today’s world, the quality of the photography matters!

 

4) MLS- Multi-Listing Services

After the photography and marketing materials have been completed, your home will be listed in the local MLS listing services, as well as through Sotheby’s exclusive syndication services, to over 7,000 listing sites and real estate related websites locally, nationally, and internationally. Because Exposure matters!

 

5) Media Campaigns

Produce online and print media campaigns, which will target key buyer demographics for your property. This is very important, as your prospective buyer will probably see your home the first time online.

 

6)  Broker-to-Broker networking

Your home will be introduced and promoted by me through Broker-to-Broker direct marketing, brokerage showings, social media, and more.  This ensures that the local brokers, who represent the type of buyer we want to draw to the home, are aware of your property and have it top-of-mind. I strive to market your home to other brokers so that it is top mind when they speak with their buyers.

 

7) Communication

Conduct weekly communications with you regarding the property, including showing feedback, comparative sales, and other market factors that may affect the sale of your home.

 

8) Ultimate Goal

Provide the highest quality experience and marketing throughout the entire transaction, and subsequent transactions.

 

Frequently Asked Questions:

I know a few people in Real Estate, how do I know who to work with?

Everyone knows at least a few people in the business.  So the question is probably best answered with another question:

Are you trying to help a friend out, or are you trying to sell your home as efficiently as possible, for top dollar, and in as short a time as possible?

Although it is theoretically possible, in most cases the friendship relationship isn’t necessarily tied to an optimal business relationship. Although, after we have completed your sale, I expect that we will be close friends. And our friendship will be based, as a minimum, on how professionally and effectively I represented you throughout the transaction, and looked out for your best interests.

 

How do you sell a home? 

As I have outlined in the preceding “Marketing Plan” section of this presentation, I will be actively engaged throughout the entire process.  Homes do not sell themselves, even in a market with reduced inventory.  I am directly involved and proactive during the entire process.

 

Will you cut your commission? 

NO — My goal is to maximize the return on investment to you, and I am committed to bringing more value to the transaction than my commission costs.  By selecting me to sell your home, the additional sales revenue you will gain will typically exceed the amount that a discount broker will be willing to discount from his/her commission.  My integrity and my work ethics are reasons why past clients come back to me, and refer me to their friends and family.

As a highly qualified and effective real estate broker, I will help you get top dollar for your property and will provide a minimum effortless experience for you.  When I represent you, many aspects of the transaction will contribute to getting the highest return on your investment, including my negotiation experience and style, fiduciary responsibility, market and product knowledge, business relationships, my support team, and the Sotheby’s brand.  By the time I have successfully sold your home and the sales process is complete you will agree that I have earned every part of my commission.

 

Should I have an agent who lives in the neighborhood list my home?

That is a good question.  In most transactions, the listing agent does not speak with the buyers directly.  So, NO.  If anything, it might help if the buyer’s broker knows the neighborhood intimately, as it is the buyer’s agent who communicates with the buyer.

You, as the seller, will know what is important about your home and its physical location, and I will communicate that information to prospective buyers through my marketing efforts.  As your listing agent, I am tasked with marketing your home to a large, targeted, and qualified audience, and to cast a wide net of exposure of the home.  As your listing broker, I will also be contacting the brokers who focus on your neighborhood or area, to make sure they know about the property.

 

When is the best time to list your property?

Another great question.   This one will require some specific knowledge, as the optimum timing depends on many factors, including but not limited to: The condition of the home, your ideal timing from a personal point of view (Do you have to sell right away, can you wait, where are you moving to, etc.), market conditions, supply of current inventory, current demand (How many buyers are looking at a given moment), depth of the market (How many homes are in direct competition), what are the typical buyers’ motivations (Are we in a regular seasonal demand cycle, or is it motivated by extraordinary factors, such as COVID19), and will the home show at its best this time of the year.  These, and many more factors, will play into the answer, and I will help you navigate through those by thoroughly studying your specific property and how it relates to current market conditions
